Most new homes in Michigan come with a one-year builder warranty on workmanship and materials. Month eleven is when you use it: we inspect the house the way we would for a buyer, roof to foundation, and give you a same-day report you can hand to the builder before the warranty expires.

What we look at: roof and flashing, siding and grading, windows and doors, attic insulation and ventilation, the furnace, air conditioner and water heater, plumbing and drains, the electrical panel and outlets, and every wall and ceiling with thermal imaging for the leaks and missing insulation that a new house hides behind fresh drywall. Nail pops, settling cracks, doors that no longer latch and grading that sends water toward the foundation are the usual finds, and all of them are the builder's to fix while the warranty holds.

Book it in month ten or early in month eleven so the builder has the list with time to spare. We serve all 18 counties from our Grand Blanc and Southfield offices. We test; we never repair or remediate, so nothing in the report is a sales pitch.
