What buyers run into in Macomb County
Brick ranches in the south, new subdivisions in the north
The median Macomb County home was built in 1975, 58% of the county's 373,413 housing units went up before 1980 and 18% were built in 2000 or later (Census American Community Survey, 2020 to 2024). The ranches in Warren, Sterling Heights, Roseville and Eastpointe bring original electrical, galvanized plumbing, clay sewer lines and lead paint; flooring installers, including Home Depot's, will not pull up pre-1980 vinyl or linoleum without an asbestos test (Home Depot's own installation guidance says so), so we sample flooring, siding and insulation and send it to an accredited lab. The newer homes in Macomb, Shelby and Chesterfield townships bring builder-grade flashing, grading and mechanicals, which is what the blue tape walkthrough (from $525) and the 11th month warranty inspection are for.
Radon runs higher in the north of the county
Michigan EGLE (the Department of Environment, Great Lakes, and Energy) says about 1 in 4 homes in Michigan tests above the EPA action level of 4 pCi/L. Countywide, 8% of the 5,158 tests reported to EGLE's radon map came back above that level (415 of 5,158), but Washington Township ran at 15%, Clinton Township at 13% and Utica at 10%. Lake St. Clair, canals and basements
St. Clair Shores, Harrison Township, Chesterfield and New Baltimore have canal and shoreline homes with seawalls, crawlspaces and basements that sit close to the water table, and finished basements across the county hide moisture for years. Thermal imaging and moisture readings are part of every home inspection, so hidden moisture behind a finished wall shows up in the report with a picture. Our mold inspection (from $275) is done by an IAC2-certified inspector: thermal imaging and moisture meters to find the source, spore-trap air samples and surface samples, and accredited lab results that name the species. The EPA's rule of thumb is that anything that stays wet longer than 24 to 48 hours will usually grow mold, and a finished basement hides exactly that.
Wells, septic and the water test your lender wants
Most of the county is on municipal water and sewer, but Washington, Bruce, Ray, Lenox, Armada and Richmond townships still have private wells and septic systems. There is no county-wide time-of-sale rule for wells and septic in Macomb County; a few townships and most lenders have their own requirements, so give us the address and we will tell you what applies.
