Home inspections in Mount Morris, from Beecher to Mott Lake
We cover the Mount Morris area from our Grand Blanc office: the City of Mount Morris, Mount Morris Township to its west, Genesee Township to its east, and Beecher, which straddles the two townships between the city and Flint's north end, along with Genesee village and Mott Lake. The city is a railroad-era grid where the median house dates from 1953, Beecher is largely mid-1950s rebuilding after the 1953 tornado, and the townships are 1960s subdivisions with a heavy share of manufactured homes, so the add-ons that matter most here are a lead test and asbestos sampling on the pre-1980 stock, a sewer scope on the old leads, a look at the water service line in the city, and the well and septic package outside the sewer districts.
Every inspection is done by a certified inspector and the digital report is in your inbox the same day. Thermal imaging of the heating, cooling, plumbing and electrical systems and of any area showing signs of water intrusion is included in every home inspection, along with a drone view of the roof when the weather allows and a sump pump test. We test; we never repair or remediate, so nothing in the report is a sales pitch. A home inspection starts at $425; the final price depends on the size and age of the home, which is why the instant quote asks for the address.
0%
of homes in the City of Mount Morris were built before 1980, 76% across the city and the two townships, when lead paint and asbestos flooring, siding and insulation were still in use (Census ACS 2020 to 2024). We test for both.
0%
of the city's homes date from before 1950, on a grid the city's own master plan says now shows structural issues that routine maintenance can no longer address (Census ACS 2020 to 2024). Foundations, framing, knob-and-tube wiring and galvanized pipe get the time they need.
0%
of Genesee Township homes are manufactured homes, more than any other township we cover in Genesee County (Census ACS 2020 to 2024). Piers, tie-downs and the underbelly get checked, with the crawlspace robot where an inspector cannot fit.
What buyers run into in Mount Morris
A 1953 median in the city, a 1950s rebuild in Beecher
The median home in the City of Mount Morris was built in 1953; 89% of its 1,423 homes went up before 1980 and 41% before 1950. Mount Morris Township's median is 1964 with 77% pre-1980, Genesee Township's 1966 with 72% (Census ACS 2020 to 2024). The city's 2021 master plan says its older sections show structural issues and deteriorating facades, so foundations, roof framing and brick get real time here. Lead paint was legal until 1978 and asbestos was still common in flooring, siding, insulation and ceiling texture into the 1980s, so anything of that age gets a lead test (from $100) and, if you plan to pull up floors or siding, asbestos sampling (from $300, with or without a home inspection): flooring installers, including Home Depot's, will not pull up pre-1980 vinyl or linoleum without an asbestos test (Home Depot's own installation guidance says so), so we sample flooring, siding and insulation and send it to an accredited lab. We recommend a sewer scope (from $150) on any home built before 1980, any home that has been a rental, and any lot with mature trees near the sewer line, because roots are what break clay and cast iron pipe.
Lake Huron water, 58 lead lines and 146 unknowns in the city
The City of Mount Morris buys Lake Huron water from the Genesee County system, delivered through the Karegnondi pipeline since November 27, 2017. Its 2025 water quality report counts 1,147 service lines, 58 of them lead and 146 of unknown material, and a water-main and lead service line replacement project for the city is on the state's 2026 Drinking Water State Revolving Fund list; the listed total is $7.5 million. We look at the service line where it enters the basement, and a lead water test (from $100) is cheap insurance in any pre-1988 house. The townships get the same county water, except Beecher, where the Beecher Metropolitan District has run its own wells and sewers for about 4,500 homes since 1938. Rural parcels beyond the water districts are on private wells: The Genesee County Health Department says naturally occurring arsenic runs through the county's groundwater, so a private well here gets our water test (from $175), which covers arsenic along with coliform bacteria, nitrates, nitrites and lead.
Radon
Michigan EGLE (the Department of Environment, Great Lakes, and Energy) says about 1 in 4 homes in Michigan tests above the EPA action level of 4 pCi/L. Mount Morris has almost no local data: only 24 tests in ZIP 48458 on EGLE's map, too few to read much into, with 2 of them (8%) above that level against 9% for Genesee County. A 48-hour radon test starts at $200 when added to a home inspection and runs during the inspection.
City rental inspections, manufactured homes and septic
The City of Mount Morris licenses rentals under its rental unit inspection ordinance: fees per parcel and per unit, a contracted rental inspector, and no certificate until all code requirements are met. That is the city's program, not ours; it holds a rental to minimum standards, while our inspection tells a buyer what the roof, furnace, wiring and drains are actually in for. Genesee Township is 16.5% manufactured homes, so piers, tie-downs, skirting and the underbelly get checked. Where a crawlspace or the underbelly of a manufactured home is too tight or too wet to enter we send in our crawlspace robot (an Uplink Robotics inspection crawler; the maker says only 22 have been sold in Michigan, and three of them are ours) so it gets photographed instead of skipped. Parcels beyond the sewer districts are on septic. Genesee County has no county-wide time-of-sale rule for wells and septic systems and Mount Morris has no point-of-sale inspection that we know of, so the buyer's inspection is the only look the house gets before closing. The well and septic package starts at $500 when added to a home inspection, or the well alone from $275 and the septic alone from $300. Our mold inspection (from $275) is done by an IAC2-certified inspector: thermal imaging and moisture meters to find the source, spore-trap air samples and surface samples, and accredited lab results that name the species. The EPA's rule of thumb is that anything that stays wet longer than 24 to 48 hours will usually grow mold, and a finished basement hides exactly that.
Services and starting prices in Mount Morris
Prices are starting points. Add-on services (radon, well and septic, water, mold, sewer scope, termite, lead, pool and spa) are priced as shown when added to a home inspection; booked on their own they are quoted separately. Asbestos sampling starts at $300 with or without a home inspection. Thermal imaging of the heating, cooling, plumbing, electrical and water-intrusion areas is part of every home inspection; the energy-efficiency scan of windows, doors and insulation is the add-on. The final price depends on the size and age of the home, and the instant quote gives you a firm number before you book. Commercial building inspections are quoted by the building.
