What buyers run into in Westland

The city's Certificate of Approval is not a home inspection
Westland requires a city Certificate of Approval on every house sold, before closing: a $180 seller fee, a code inspection by a city building inspector, a heating system that has been tested and certified, and a Roof Acceptance Letter signed by the buyer. A buyer can take a $40 temporary certificate with 60 days to finish the repairs (City of Westland). That inspection is the city's code check. It does not scope the sewer line, test for radon or mold, or tell you how much life the roof and furnace have left; our home inspection does, and the report is written for you, not the city.
1950s to 1970s houses: lead, asbestos and the sewer line
More than half of Westland's homes went up between 1950 and 1979 (Census ACS 2020 to 2024). Lead paint was legal until 1978 and asbestos was still common in flooring, siding, insulation and ceiling texture into the 1980s, so a house of that age gets a lead test (from $100) and, if you plan to pull up floors or siding, asbestos sampling (from $300, with or without a home inspection). Flooring installers, including Home Depot's, will not pull up older vinyl or linoleum without an asbestos test, so we sample it and send it to an accredited lab. The June 2021 flood hit Westland hard
